For the past 60 years, Land Speculators (they call themselves developers) have controlled their Puppets (most politicians, architects, landscape architects, urban planners, transportation engineers, journalists, artists, and cops) to destroy the Social Glue that enables an Economically Sustainable and Livable city.

How? North American cities (especially Toronto) allow Land Speculators, to plop down their Big Box hi-rise office towers, condos, gigantic expressways, as well as their bedroom suburbia  - in a Willy Nilly fashion! The world’s foremost city designer, Jan Gehl, calls the above miss-design, “ Dog Shit Pile Planning. Later, ordinary citizens have to scramble about trying to figure out how to make over the Land Speculator’s “DOG SHIT PILES” into a Livable and Sustainable City .

The main battle zone is referred to - as HARD SURFACED PUBLIC OPEN SPACE. - which is all of the spaces between all the buildings in a city, that are not privately owned: roads, lane ways, sidewalks , squares, promenades, esplanades, piers and docks.
